The house began as a 3 bedroom end of terrace house, built in the 1960’s. We purchased the house with cash for 10-15% below market value, refreshed it, made it HMO compliant and suitable for 4 tenants, and then refinanced it onto a 75% LTV mortgage product.

No structural changes were made, just cosmetic and a basic stud wall in the living room. We put a new consumer unit in to future-proof it, and furnished it.

This house was purchased back in 2016 originally. It was then managed by an agent, before we took it back and rented it out as a single let in March 2020 for just over 3 years.

Fast forward to July 2023 and we’re now refurbishing it to make it back into a HMO. This is a work in progress, so we are documenting the process from start to finish. It will give you insights into how it works, what it looks like before, how it looks after and how much it costs!
